Mortgage company / banker / broker / servicer license

Statewide license State license generally required
Filing path File through NMLS
Agency Texas Department of Savings and Mortgage Lending

Who needs this in Texas

Companies that originate, broker, or service residential mortgages in Texas generally need an SML license. This is not an OCCC consumer-credit license and not a Department of Banking money-transmitter license.

Where to file

Request the matching SML authority on NMLS. Individual MLOs file MU4s sponsored by the licensed company.

Federal overlay

The SAFE Act, TILA/RESPA, ECOA, and (for many servicers) CFPB mortgage-servicing rules apply in addition to the state license. Depository institutions register MLOs on the NMLS federal registry rather than holding state company licenses.

Cornerstone on mortgage

Agency names and filing paths are public facts from state regulator sites, the NMLS / CSBS agency directory, and published statutes. License categories and exemptions change. Confirm the current checklist on the official site before you apply. This is not legal advice and not a fee schedule.
