Who needs this in Washington

A company that originates, brokers, or services residential mortgage loans in Washington generally needs a state mortgage license from Washington Department of Financial Institutions. Lending or brokering is usually one company authority; servicing is a separate authority in most states. Individual MLOs need their own MU4 license sponsored by a licensed company.

Where to file

Request Washington mortgage licenses on NMLS. NMLS is the filing system. Washington Department of Financial Institutions still issues or denies the license. Depository institutions register MLOs on the federal NMLS registry instead of holding this company license.

Federal overlay

The SAFE Act, TILA/RESPA, ECOA, and (for many servicers) CFPB mortgage-servicing rules apply in addition to the state license. Depository institutions register MLOs on the NMLS federal registry rather than holding state company licenses.
